Buying a Riad in Marrakech: The Essential Guide
Published on October 31, 2026

Buying a riad in the Marrakech Medina is as much a matter of the heart as an investment. A few checks are essential before you sign.
1. Legal status
Favour a titled property (titre foncier): it offers the strongest legal protection and makes resale easier. A melkia property can be registered, but the process takes months.
2. Access
Walking distance to car or taxi access shapes daily comfort and rental value, especially for a guest house.
3. Structure
Have load-bearing walls, roof waterproofing and utilities inspected. A careful tadelakt and zellige renovation adds value, but only on sound foundations.
