Buying in Morocco

Frequently asked questions

Can a foreigner buy property in Marrakech?

Yes. Non-residents can freely buy titled property in Morocco. The sale is registered by a notary, who verifies the land title.

What is a titre foncier?

It is the registration of the property with the Land Registry. It guarantees ownership and clears unregistered claims — the safest status for a buyer.

What are the acquisition costs?

Allow around 6–7% of the price: registration duties, land registry and notary fees.

What is a VNA authorisation?

“Non-agricultural use” approval is required for a foreigner to buy agricultural land outside urban limits, for example on the Ourika Road.
